Introduction
Gartarry Wood extends to approximately 11.12 hectares (ha), comprising predominantly mature Scots pine and Norway spruce. The Property offers a rare opportunity to acquire an attractive, well located and compact commercial woodland with high amenity appeal.

Location and Directions
Travelling from the south, leave the M9 at Junction 7 taking the M876 signposted for the Kincardine Bridge/Clackmannanshire Bridge continuing on to the A876 bearing left at the roundabout onto the Clackmannanshire Bridge. Follow the A977 north at the next two roundabouts and the Property is located on the right after approximately 0.4 miles (Grid Reference NS 934 915). Travelling from the north on the M90, take Junction 6 and follow the A977. The Property is located on the left approximately two miles south of the village of Forestmill.

Access is taken directly from A977, with a wide bellmouth suitable for timber haulage to major regional timber markets in central Scotland. Visitors inspecting the property should park here and take access on foot beyond the metal gate. Internally the woodland benefits from a short, proven forest road running through the centre of the Property.

Description
Ranging from 35m to 60m above sea level, Gartarry Wood is a low-lying property surrounded by arable farmland and this productivity is reflected in the woodland. The majority of the 11.12 ha was planted in 1941 with Scots pine extending to 4.58 ha (41%) and Norway spruce extending to 2.44 ha (22%). Good access and the internal forest road have allowed Gartarry Wood to be regularly managed to a high standard, with mature stands of well-thinned crops, resulting in crops of generally good form, and flexibility for future managements. Management has included small areas of group shelterwood felling and replanting undertaken with a mixture of Norway spruce and Douglas fir adding age and species diversity as well as interest to the woodland. The appeal of the woodland is enhanced with areas of native broadleaves and open ground rounding-off what is a very attractive small woodland.

Boundaries
Parts of the woodlands are bounded by fencing, which are partially maintained to a stockproof standard. There is a right to erect fencing at a sole cost to the owner, with maintenance on a mutual basis. The local authority boundary between Clackmannanshire and Fife runs east-west through the property along the line of the forest road, with the access in Clackmannanshire but the majority of the property in Fife. The Scottish Forestry administrative boundary follows the same line, with Perth and Argyll Conservancy to the north and Central Scotland Conservancy to the south.

Third-Party Rights and Burdens
The Property will be sold subject to and with the benefit of all servitude rights, burdens, reservations and any other third-party rights howsoever constituted. There is an overhead powerline wayleave on the southern boundary, and it is our understanding there are no payments associated with this.

Title Information
Please contact Bidwells to access Title information on the Property. The Title is registered, and the Property will be sold as per the Title. There are no forestry related grants, felling licences or replanting obligations associated with this forest.

Viewing and Closing Date
Please note a local archery group have a lease on the property (with one month’s notice to quit in the event of a sale), and notices will be posted at the entrance wherever they are using the forest. Viewing therefore is strictly by appointment with the Selling Agents. It is anticipated that a closing date for best offers will be set in due course, but the Seller reserves the right to sell without setting a formal closing date. The Seller will not be bound to accept the highest or indeed any offer.

Potential purchasers are advised to formally register their interest, in order that they may be informed if a closing date for offers is set.

Purchasers should have their solicitor submit a Letter of Intent for the whole, acceptable in Scottish Law, detailing the price, date of entry and any conditions, which they are required to attach to their offer. The solicitors acting on behalf of the seller will then issue an offer to sell to the successful bidder.

Please note all signage and movable equipment is excluded from the sale and the seller reserves the right to remove.

Please ensure good forest hygiene measures are followed, such as cleaning boots, equipment, vehicles and machinery, which will help protect woodlands from potentially damaging pests and diseases.
