Chelmsford is the county town of Essex and was granted city status in 2012. The city serves a wide catchment, both as a retail and leisure destination.
The town will be further enhanced by the Bond Street Shopping Centre, anchored by John Lewis, and a cinema, restaurants and retail units.
In addition, there are 8,000 new homes planned. This will increase the resident population to over 200,000, over 45% of which are from affluent ACORN groups.
The site is centrally located, adjacent to the railway station. For 2012/13 it is reported that the station accommodated around 8.0 million passenger trips per year.
The site is bounded by Duke Street to the north, Victoria Road South to the east, Parkway to the south and the railway line. Duke Street also provides access to the bus station, County Council offices, theatres, car parks and other commercial uses.
On the opposite side of Victoria Road South is the High Chelmer Shopping Centre, bus station and car park and library/council offices.
In November 2013, Genesis was granted planning permission for a mixed use scheme, comprising these units, 507 residential units and *** m2/ **** sq ft of office accommodation.
First occupations of the residential in Phase I are due to arrive first quarter 2015. Similarly, the restaurants will be available to open early 2015, with possession last quarter 2014.
The unit is on the northern side of the site, fronting Duke Street, opposite the Marks & Spencer Simply Food and the entrance to the railway station.
