The design and fit out of flexible laboratory space to attract world-class scientists and technology entrepreneurs to Granta Park in Cambridge.

The project is the design and build of a speculative CAT A laboratory design. We retrofitted an existing open-plan office space and delivered high-quality, flexible lab facilities to appeal to a broad range of prospective tenants.

Retroactively fitting lab facilities into an office environment presented several challenges but our expertise ensured that the project was delivered on time. We also managed a comprehensive supply-chain programme to mitigate issues arising from long lead times of critical items.

We advised the client to build an environment that would meet the needs of tenants in the scientific community, looking at the equipment and configuration of the space to appeal to the broadest range of potential occupiers.

The project was delivered in a multi-occupied building with incubator lab spaces, directly adjacent to and below the site. This presented several logistical challenges and we worked to minimise disruption to the building's other tenants, ensuring that noises and vibrations from the building works didn't impact daily operations.

We worked alongside the consultant architecture team to design, procure and deliver the scheme through to completion. The final building design upgraded existing services to be more efficient and sustainable – reducing its carbon footprint.
