Requirements for industrial floorspace in the Cambridgeshire market stand at the highest level since 2007.
The distribution sector continues to drive demand with +50,000 sq ft requirements showing a sharp upturn over the last 12 months. New schemes are coming forward, but the scale of demand dwarfs the short term pipeline.
Outside the distribution sector, traditional industrial occupiers are finding it almost impossible to compete with companies in the knowledge intensive sector, which continue to expand their space requirements. This has driven growth in prime rents which have increased by an average of over 7% per annum over the last five years. With an availability rate of just 2.4%, we are projecting further robust levels of rental growth over the coming years.
