      The client’s objective was to redevelop a brownfield within Birmingham city to contribute to the provision of student accommodation in a vibrant city centre area.

      While achieving a viable proposal, the client and project team focused on the development of a high-quality architectural solution that would improve the local townscape character and community. The opportunity to turn a negative space along a key recreational feature, the Gran Union Canal, into an interactive and aesthetically pleasing social hub was key to the development of the proposal.

      The thorough and sound analysis of the proposal in relation to townscape and visual aspects not only provides the required evidence for the planning application but also guides the development through the pre-application process towards a more likely positive outcome by resolving potential issues that would put the determination of the planning application at risk.

      Our advice was critical in shaping the proposal’s height and architectural detailing to ensure the new built form would integrate well within the local context and complements the recreational function of the Gran Union Canal.

      The client submitted an application for 220 student accommodations delivered in two buildings, with a tall element of 14 storeys. The proposal complements Birmingham’s skyline by creating an appropriate transition towards the lower-lying massing of the suburban area. It also contributes positively to the local cluster of student accommodation turning passive space into an active streetscape.
