It has an oil-fired central heating system with radiators throughout; making it a cosy and energy efficient property. While requiring internal modernisation, the property has the potential to provide a comfortable home or Highland retreat and currently consists of two double bedrooms, a single bedroom, living room, kitchen/dining room, bathroom, WC and conservatory. Externally the property benefits from off-street parking, a large garden with lawn, mature trees, including an attractive mature cherry tree and shrubs along with two storage sheds. While a regional hospital, banks, supermarkets and other commercial services you would expect of a larger urban centre can be found in Tain, approximately 14 miles to the south east.

Brimmond’s location at the head of the Dornoch Firth Estuary is excellent for accessing some fantastic salmon fishing on the River Oykel, Carron, Cassley and Shin. Approximately 14 miles east is the renowned Royal Dornoch championship golf course. There are several other Links courses a short distance away.
