Oxfordshire industrial market shifts to SME demand as availability remains tight

The slowdown in logistics activity seen in Oxfordshire in 2025 continued into the first half of this year with the result that industrial take-up fell to 234,900 sq ft. Instead, the busiest part of the market were units between 10-30,000 sq ft, driven by growing demand from defence, deep tech and motorsport. Availability remained low at 5.7% at mid-year. We expect prime rents for standard industrial and mid-tech units to be stable this year at £21.00 psf and £32.50 psf, respectively, but to then increase from 2027 onwards.
