Hannah has over ten years of property experience, having previously worked for a regional house builder before joining Bidwells in 2012.

Hannah is a chartered planning and development surveyor. Hannah has substantial experience providing advice to private family trusts and charities.

Hannah specialises in the disposal and acquisition of residential development land, advises on conditional contracts, options, promotion and joint venture agreements for landowners and developers, as well as appraisals, valuation and viability advice. Her work also involves advising on residential development schemes to optimise value and enhance marketability.

 

Recent projects:

Gonville and Caius College: Littlemoor Urban Extension

Currently providing strategic development advice to Gonville and Caius College, Cambridge.  The College is self-promoting part of their land in Littlemoor, Weymouth which benefits from an allocation for up to 500 dwellings and 12 hectares of employment land.  Hannah provided commercial advice to the College as part of the preparation of the planning application and her role is to ensure that the ultimate planning permission that is granted will be one that will be commercially viable and deliverable.

Peterhouse, Cambridge: Land at Melbourn

Sole selling agent to dispose part of their landholding in Melbourn that benefitted from outline planning permission for up to 199 dwellings and a 75-bedroom care home.  The site was held under a promotion agreement with Endurance Estates Strategic Land and Hannah’s role also entailed monitoring the promoter’s obligations aswell as negotiating the share of sales proceeds between the parties.  The site was sold to a regional housebuilder summer 2017.

Private landowners: Chilmington Green, Ashford

Chilmington Green has been identified by Ashford Borough Council for the delivery of 5,750 new homes. Since joining Bidwells, Hannah has been involved in advising the majority private landowner on planning and development strategies related to their land.

Private Family Trust: Ivy Farm, Royston

Since joining Bidwells, Hannah has advised a private family trust in connection with their landholding at Ivy Farm, Royston.  The landholding has been divided into three separate land parcels.  Hannah has been involved in the disposal of the first two phases of development, which has delivered 139 residential dwellings to date.  Hannah is currently advising the Trust in connection with the disposal of the third phase of development, which is anticipated to deliver up to 279 residential dwellings. 

Brookgate: CBI regeneration, Cambridge

Provided advice to Brookgate on the disposal of the remaining residential elements that form part of the CB1 brownfield regeneration scheme, which will deliver in excess of 300 units once completed.  Hannah has provided feasibility advice to optimise the value of the proposed schemes and enhance marketability.  Hannah has also acted as Brookgate’s monitoring agent to negotiate revenue overage payments from the disposal of previous residential land parcels.

Private landowners: Mildenhall

Provided viability advice and acted as sole selling agent in the disposal of land at Mildenhall.  The site benefitted from outline planning permission for up to 78 residential dwellings and was sold to a regional housebuilder summer 2015.
