Bidwells Appointed Joint Agent on Major Urban Logistics Scheme in Bury St Edmunds

The 6.44-acre site has recently been acquired by Fiera Real Estate and Wrenbridge and will deliver approximately 160,000 sq ft of Grade A industrial and logistics space across a series of units. The scheme will address the growing demand for high-quality industrial space across Suffolk and the wider A14 corridor.

The development will comprise speculatively built units ranging from 10,000-40,000 sq ft, with flexibility to combine units to create a single warehouse of up to 80,000 sq ft.

Sustainability is central to the scheme’s design, with buildings targeting EPC A and BREEAM ‘Excellent’ ratings, reflecting increasing occupier focus on energy efficiency and future-proofed space.

Strategically located just two minutes from Junction 42 of the A14, the development offers strong connectivity to the wider South East, the A14 corridor and the Port of Felixstowe. Approximately 1.65 million people live within a 45-minute drive of the site, reinforcing Bury St Edmunds’ position as a key logistics and distribution hub for the region.

The scheme is being developed by Wrenbridge and funded by Fiera Real Estate on behalf of its joint venture with a UK institution. Practical completion is anticipated by mid-2027. Units will be available on both a leasehold and freehold basis.
