Bidwells has brought to market a rare opportunity to acquire more than 163 acres of productive mixed woodland in one of East Devon’s most sought-after rural locations.

Situated less than a mile west of Sidmouth, Sidmouth Woods offers a substantial freehold forestry asset with commercial timber production potential, significant amenity value and long-term  capital growth prospects. The property is being offered for sale with a guide price of £750,000 for the whole.

Extending to approximately 163.06 acres, the woodland is arranged across two principal blocks and comprises 21 compartments of varying ages and species. The crop is dominated by Douglas fir, Japanese larch, and Scots and Corsican pine, which together account for 65% of the woodland overstorey. The remainder comprises mixed broadleaf species and smaller areas of cedar and spruce species.
The woodland benefits from a diverse age structure, with conifer crops having a weighted average age of 46 years and the oldest compartment dating back to 1902. Planting years range from 1902 to 2024, reflecting continuous stewardship and investment, with particularly active management undertaken over the past two decades. This age diversity provides potential for both near-term timber income and longer-term growth opportunities.

A network of internal rides provides good access throughout the property, supporting efficient forest management while also enhancing recreational enjoyment. Occupying an elevated position above Sidmouth and bordered by open countryside on three sides, the woodland enjoys an attractive and highly accessible setting within the East Devon landscape.

Sam Booth, Associate in Bidwells’ Forestry team, said:
“Sidmouth Woods combines productive commercial forestry with strong amenity appeal and significant long-term environmental potential and represents a very appealing opportunity for the Southwest.

Its proximity to Sidmouth, diverse woodland structure and established management history make it an attractive proposition for investors, conservation-minded purchasers and those seeking a substantial rural holding in a highly desirable location.”

Sidmouth Woods is offered freehold with vacant possession and is available either as a whole or in two lots.
