The Norfolk industrial market made steady progress in the first half of 2026.

Take-up totalled 313,400 sq ft and while requirements fell to 406,500 sq ft at mid-year that was due to a drop in demand for smaller and mid-sized units, whereas demand for bigger units > 50,000 sq ft increased. Availability remains low at 5.8% and we expect prime industrial rents in Norwich to increase to £13.00 psf by the end of 2026.
