M1 South Industrial Market 2025: Milton Keynes Leads Take-Up as Rents Rise.

The M1 South industrial market saw 2.1 million sq ft of take-up in 2025, with activity centred on Milton Keynes, reflecting the recent pattern of big box development and greater availability compared with Northampton. Availability stood at 9.3% in Milton Keynes at year end, compared with 5.4% in Northampton. The average requirement for a big box warehouse in M1 South is now 450,000 sq ft, as occupiers look for greater cost efficiencies. Prime standard industrial rents in Milton Keynes and Northampton rose by 4-5% in 2025 to £14.75 psf and £12.25 psf, respectively.
