Major occupier commitments and rising demand are reinforcing Cambridge's position as a leading science and technology hub.

The Cambridge labs market appears to have passed a turning point after a quiet couple of years. The first half of 2026 saw BioLabs take 21,000 sq ft at The Sequence, Wellcome Genome Campus. That was then followed in July by GSK announcing a new global R&D centre at Cambridge Biomedical Campus, the largest inward investment in over a decade. The Cambridge office market saw strong take-up of 297,000 sq ft in the first half, well ahead of trend. We expect office availability to fall over the next 12 months and prime rents to rise as Grade A supply tightens.
