Supply remains close to historic low
Take up in the M1 South industrial market totalled 7.8m sq ft over the past two years, with 50% of activity focused on grade A space.
Availability remains close to a 20 year low. While the 1.5m sq ft of new stock currently under construction is keenly anticipated, the majority of this space will not be delivered until late 2023/ early 2024.
Reflecting the supply-demand mismatch, prime Milton Keynes industrial rents moved above the £10 psf in H2 2022.
