The Oxford Science Park has embarked on one of its most ambitious development phases to date, The Daubeny Project, a three-building scheme delivering 450,000 sq ft of purpose-built laboratory and office space.

This significant expansion forms part of a wider 500,000 sq ft masterplan to meet the growing demands of science and technology occupiers seeking high-performance, flexible space in one of the UK’s leading research clusters.

Appointed as Project Managers, Bidwells is working alongside Mace and Scott Brownrigg to oversee the successful delivery of the project. The first building, a 75,000 sq ft lab and office facility on Plot 27, has now topped out, marking a major milestone in the park’s evolution and demonstrating strong progress across the wider scheme.

From the outset, the client’s objectives were clear: create exceptional space for pioneering life science businesses, deliver to a fast-track programme, and meet the highest standards of sustainability and wellbeing. All three buildings are targeting BREEAM Excellent and EPC A certification.

Bidwells has played a central role in navigating key challenges across the early phases of construction. From managing major dewatering risks and underground infrastructure removal to facilitating innovative solutions such as a post-tensioned slab system, the project has been driven forward by technical excellence and close collaboration.

The new buildings have been designed with flexibility at their core, offering up to 70% wet or dry lab capacity per floor and generous atria to promote wellbeing and collaboration. Large reception areas and adaptable floorplates will meet the needs of a diverse occupier base, reflecting the park’s position as a home for businesses driving global change.

With the second building set to top out this summer and the third early next year, The Daubeny Project is well on track to reinforce Oxford’s global reputation in science and innovation. Bidwells is proud to be helping shape this landmark development, one that will leave a lasting impact on the future of the UK’s life sciences economy.
