Clive is a Chartered Surveyor and is Head of Bidwells’ Inverness office.

Clive trained as a surveyor in the public sector and since then has worked both in private practice and in the development industry.

He leads a team of professionals in Inverness responsible for estate management, valuation, development, forestry management and renewables. He specialises in the commercial aspects of rural land, and is always keen to help farmers and landowners identify opportunities for adding value. Clive has particular experience in housing development land, renewable energy, valuation, estate management and wayleaves.

Clive has acted as an expert witness in various cases and has prepared reports for submission to the Court of Session, the Sherriff Courts and has appeared as an expert witness in the Scottish Land Court. He has completed the RICS Accredited Expert Witness training programme, is a RICS Registered Valuer and a past Chairman of the RICS Highland Branch.

  • Acts for landowners to secure best value deals where new electricity cables and lines are to be installed
  • Negotiates agreements for existing lines where the wayleave is missing or where there is a claim for injurious affection
  • Excellent understanding of the Electricity Act where it refers to rights in land

  • Caithness – Moray subsea HVDC cable
  • Acting for 15 landowners along 15km of the Caithness landward section of this route. Negotiating wayleaves, servitude, terms for entry and claims for compensation.

  • Wind Farm Option Agreements
  • Acts for landowners negotiating option and lease agreements on a range of proposed wind farms
  • Over 10 live wind farm negotiations ongoing
  • Represents over 25 landowners with current wind farm development agreements in place

  • Access and Oversail Agreements
  • Acts for landowners to negotiate terms for oversail and access
  • Negotiated several multi-user site agreements, ensuring landowner is able to benefit from additional income from more than one developer utilising the rights

  • Expert Witness work
  • Gave evidence in the Scottish Land Court as an expert witness in a dispute between landlord and tenant
  • Provided expert report to Court of Session in a dispute over the implementation of lease terms
  • Provided expert opinion on development land values to Inverness Sherriff Court

  • Development land sales
  • Acting for a farming society in the sale of a strategic retail development site with a potential floor space of 40,000 sq ft in an off-market deal
  • Advising on the sale of land with development potential comprising a former golf course within the boundary of the City of Edinburgh
  • Acting for a landowner in Inveness in the sale of 110 acres for housing development
  • Acting for an institutional client in the sale of a large farm west of Edinburgh with a substantial housing allocation
  • Secured a significant payment for an agricultural tenant for a lease relinquishment of 25 acres of land allocated for residential development  in Easter Ross
