Tydus and Bidwells have jointly advised Peterhouse College on the letting of Q-Arc, Bar Hill, to rapidly scaling biotech company 4basebio, representing the largest space commitment by a biotechnology company in Cambridge over the past 12 months.

The building, comprising approximately 37,000 sq ft, will be retrofitted from office accommodation into a CL2 laboratory and R&D facility, creating a significant new research base to support the company’s continued growth.

4basebio is a publicly listed biotechnology company specialising in synthetic DNA and gene therapy technologies, supporting the development of next-generation therapeutics. The new Cambridge facility will support the company’s continued expansion and increase the scale of its research and development capabilities.

Peterhouse College opted to retain and refurbish the asset, with Q-Arc offering a highly adaptable building capable of supporting a range of occupier requirements across R&D, technology and advanced manufacturing sectors. The refurbishment programme was project managed by Bidwells’ Building Consultancy team.

Seb Denby at Creative Places advised 4basebio.

Sophie Dickens, Director at Tydus, said:

“This transaction highlights the continued growth of the Cambridge life sciences sector, with scaling companies requiring larger and more sophisticated facilities to support their research programmes. Q-Arc provides the scale and flexibility needed to deliver a high-quality laboratory environment for 4basebio’s next phase of development.”

George Craig, Partner, Business Space Agency at Bidwells, said:

“This transaction underlines the continued demand from scaling biotech companies for larger buildings that can be retrofitted into high-quality laboratory space. We were pleased to advise Peterhouse College on the refurbishment of Q-Arc to accommodate 4basebio and support their next phase of growth.”
