LOCATION

Lying between the towns of Arbroath and Carnoustie, Millhill is conveniently placed to take advantage of local services available in either. Dundee, which is slightly further south, boasts a wider range of amenities one would expect from a major city including larger supermarkets, retail parks, leisure facilities, shopping centres, cinemas, numerous places to eat and drink, as well as a regional hospital. Dundee also has a large mainline railway station and a small airport with regular direct flights to London Stansted.

Arbirlot benefits from a local primary school with a small role, less than a mile away to the west, but the local high school would be either Arbroath or Carnoustie. There are of course various highly regarded private schooling options available within the wider area including Dundee High School or Lathallan School at Johnshaven, or slightly further afield in the neighbouring county of Perthshire; Glenalmond College or Strathallan School.

Millhill is approximately 1 mile from the A92, which is the arterial road link between Dundee and Arbroath. Both Arbroath and Carnoustie have their own mainline railway stations which provide regular services to Aberdeen, Dundee, Edinburgh and Glasgow.

Despite these convenient transport links, the relatively isolated location of the property on the edge of the village offers a rarely available degree of privacy in what is a sought-after area.

SURROUNDING AREA

Millhill would be ideally suited to those who appreciate the landscape setting itself, or for the range of outdoor pursuits available either on its doorstep or within the wider area.

Angus provides a diverse range of recreational and leisure opportunities across varied and stunningly beautiful terrain, which ranges from the small and intimate, to more expansive sandy beaches, gently undulating farmland, heather clad hills and more remote and rugged mountains.

Outdoor activities including fishing, stalking, shooting, mountain biking, climbing, canoeing and sailing can all be found relatively close by, while in the winter, skiing can be enjoyed at Aviemore or Glenshee – both a little over an hour’s drive away.

For the hill walker, the famous Angus Glens, which take in Glens Clova, Doll, Lethnot, Prosen, Isla and Esk are home to numerous Munros providing varied topography and miles of narrow twisting roads and ancient footpaths to explore, as well as an expansive habitat which supports a diverse range of wildlife.

Closer to home, the Angus core path network is easily accessed a short distance away in the village at the eastern end of the bridge. This route leads down to the sea and ties in with the coastal path network running between Arbroath and Carnoustie.

For the golfer there are also some fine courses on your doorstep, most notably the world famous Carnoustie Golf Links which has hosted The Open Championships as recently as 2018. Other courses within driving distance include Montrose, Arbroath, Panmure, Monifieth, Forfar, Kingennie, Kirriemuir and Edzell.

For the country sports enthusiast, Salmon and Trout fishing are readily available on the Rivers North and South Esk, while traditional field sports can be enjoyed in the Angus Glens and on local estates.

For the equine minded, Angus is a horse friendly county with plenty of opportunities whether on designated routes or along country lanes, drove roads, hill tracks, through woodland, across beautiful beaches or over the gently undulating open countryside. There are also riding schools and equestrian centres relatively close by, although Millhill would obviously provide an ideal home base for someone with horses.

For more edifying pursuits, the area also has a significant and vibrant cultural and arts scene with the now internationally acclaimed waterfront area of Dundee undergoing the final stages of a significant regeneration and investment programme with the V&A Museum and Slessor Gardens proving a successful and popular location for open air events and concerts at its heart.
