Our lease consultancy team negotiated the lease renewals and rent reviews for Wellington House, on behalf of LaSalle Investment Management, over a period of 15 years.
Our latest involvement was dealing with the rent review for the building for which our skilful negotiators achieved a 30% uplift – an incredible achievement for what was then quite a dated building.
Soon after, our capital markets team successfully worked with our client on the sale of the building’s freehold to Brydell Partners for £8.3m, reflecting a net initial yield of 5.58%. It was let to Cambridge East Road Centre Ltd (Regus) on a lease expiring in November 2024.
