In 2006 we identified the opportunity for Cambridge Science Park (CSP) to have its own innovation centre, housing small R&D companies without the burden of business costs weighing down start-up companies in their early years.
Innovation centres provide additional rental income for landlords, where the set-up costs of converting an existing building are covered. Whether new office or lab space is being created, we understand the marketplace and the local demand, and can help you decide if this is for you.
Our approach has been for ‘easy-in, easy-out’ lease terms, with no obligation, all-inclusive rents, and where costs like cleaning, electricity, repairs and communal area H&S is managed by us, leaving tenants to focus on what they do best.
Developing strong relationships with our tenants, some of whom have spun out of the University of Cambridge or its colleges, and seeing them grow and take more space on CSP, for example, has been our goal.
We manage incubators housing 24 to 30 tenants across 16,000+ sq ft, with occupiers involved in immunotherapy cancer treatments, artificial intelligence, heart monitoring technologies and Covid-19 testing to name a few.
