A modern and innovative development of over 400 homes, Inholm, as it is known as, sets the tone for phase 2 of Northstowe, a new town in South Cambridgeshire which will deliver 10,000 new homes.
Working with the client, local planning authority (LPA) and master developer, Homes England, we developed and implemented a comprehensive planning strategy to secure reserved matters consent for the UK’s largest modular housing development.
Coordinating a large, multi-disciplinary consultant team, we provided ongoing strategic and design advice to develop a policy and outline consent compliant scheme. Alongside this we led extensive pre-application discussions with the LPA, statutory consultees and members of the public, and delivered on separate strategies to amend the outline consent and secure permission for sustainable show homes.
The development achieved high levels of design and sustainability, in line with the LPA and Homes England’s visions for Northstowe to be an exemplar new town

We secured reserved matters consent within four months of submission for the first stage of phase 2 of Northstowe. The scheme is the UK’s largest modular housing development with over 400 dwellings, 40% of which are starter homes.
