Our longstanding client required planning permission for a 66-bed care home for dementia and nursing patients in north Norfolk. The scheme provides a much-needed care home for the community and generates significant employment opportunities in the region.
We were instructed to achieve planning consent for a brand-new care facility on an allocated employment site and to achieve this, we needed to demonstrate that the facilities would mirror the employment characteristics of this existing (vacant) site. We utilised our contacts and knowledge of local council procedures to illustrate the potential of the scheme, concentrating on job creation and the need in the community for a care home.
As part of the process, we undertook a significant amount of pre-application consultation with Holt Town Council, North Norfolk District Council and local stakeholders. This illustrates the many benefits of consultation prior to submitting the planning application.
The scheme was contrary to the site’s allocation in the adopted development plan, but we demonstrated how the proposal would satisfy an acute need for care and generate employment opportunities. Planning permission was granted by North Norfolk District Council under delegated powers.
