On behalf of the Landowner, Bidwells is pleased to offer for sale the freehold interest in the Old Trinity School, 8 Station Road, Foxton, Cambridgeshire (hereafter referred to as (‘the Property’).


The Property extends to approximately 0.21 hectares (0.52 acres) and is broadly rectangular in shape. The Old Trinity School previously catered for pupils between the age of 11 and 18 before closing in 2016. The two existing buildings on the Site are currently vacant.

The Property is bounded by existing residential dwellings to the north, south and east. To the southeast is a public house. A small industrial site called ‘Burlington Park’ is located to the west on the other side of Station Road.


The Property is located in Foxton which is situated to the southwest of Cambridge approximately 7.5 miles (12.07 km) from the city centre. Foxton benefits from good transport links being situated within close proximity of the A10 which connects into the M11 and A505 providing access to Stansted Airport and London.

The Property is located approximately 0.5 km from Foxton Station providing frequent trains to Cambridge and London Kings Cross. Foxton benefits from a range of amenities including a village shop, post office, primary school, learning centre, public house, and Village Hall.

Town and Country Planning

The Property falls within the jurisdiction of South Cambridgeshire District Council. The South Cambridgeshire Local Plan 2018 (SCLP) guides development in the area. The whole of the Site is located within the Foxton Development Framework and Conservation Area as defined on the adopted Policies Map (September 2018).

Full planning permission was granted on 7th March 2023 (Ref: 22/05580/FUL) for the provision of 6 dwellings involving the retention and conversion of the existing chapel to form one dwelling, part retention and conversion of existing school buildings to provide two dwellings and the provision of three new build dwellings following demolition of some existing buildings. The proposal also includes extensions and alterations and the existing access to the site will be amended.

Planning Agreements

The proposed development represents a small-scale development and as such there is no requirement for affordable housing provision and no tariff style planning obligations. CIL has not been adopted and therefore does not apply to the proposed development.


Interested Parties must satisfy themselves as to the availability and adequacy of all services prior to making their unconditional offer. A utilities statement has been produced by WSP which is available in the data room.

Wayleaves, easements, covenants, and rights of way

The site is sold subject to all wayleaves, easements, covenants, and rights of way, whether or not disclosed.

Ground Conditions

A Phase II Ground Investigations Report conducted by Jomas Engineering Environmental is available in the data room.

Flood Risk

A Flood Risk and Drainage Strategy confirms the Site is located in Flood Zone 1.

Tenure / Vacant Possession

The freehold of the site is offered for sale with vacant possession on completion. The Property is registered under title numbers CB314602 and CB345914.


An asbestos survey was conducted by Riverside Environmental Services Ltd which is available in the data room.
