Findrack Wood extends to approximately 43.61 hectares (107.76 acres), comprising 41.45 hectares of conifer timber crops and 2.16 hectares of mixed and native broadleaved woodland and open ground, including rides. This is an opportunity to acquire a compact commercial forest, with extensive stands of rapidly maturing Sitka
spruce (37.80 net hectares), and further areas of diverse conifers including Douglas fir in mixture with Sitka spruce, Japanese larch, and Scots pine, extending to 3.65 hectares.
Location and directions
Findrack Wood is situated in Aberdeenshire, in the northeast of Scotland, lying approximately half a mile southeast of the village of Lumphanan.

From Aberdeen, take the A93 southwest for approximately 16 miles to Banchory then follow the A980 north west for approximately 6 miles, passing through Torphins. Continue on the A980 for a further 3 miles and the entrance to Findrack Wood is on your left.
Access into the woodland from the entrance is presently taken on foot. The A980 public road is classified as an Agreed Route in the
Timber Transport Forum’s Agreed Routes Map.
Findrack Wood extends to 43.61ha, according to Title. The woodland is dominated by stands of high yielding Sitka spruce, extending to 37.80 hectares, planted in 1981. These crops are well stocked and
exhibit good tree form, with significant volumes of standing timber available for harvesting, subject to gaining the necessary consent. The woodland also benefits from stands of Douglas fir in mixture with
Sitka spruce, and Scots pine in pure stands and in intimate mixture with Japanese larch.
The woodland also contains attractive stands of both native and mixed broadleaves, predominantly planted in 1981 and forming well defined species diversity for future restructuring of the woodland.
These broadleaved woodlands extend to approximately 1.51 hectares and are complemented by a network of open ground and other land of approximately 0.65 hectares.
Third Party Rights and Burdens
The Property will be sold subject to and with the benefit of all servitude rights, burdens, reservations and any other third party
rights howsoever constituted.
There is a wayleave in favour of SSE for overhead powerlines, as well as a wayleave in favour of BT Openreach for a underground
telecommunication cable. Copies of each are available from the Selling Agents.
Mineral rights will be sold insofar as the Seller has title thereto.
Sporting rights are included and are unlet.
Findrack Wood has a population of roe deer.
The boundary of the forest block has been
maintained in a stock-proof condition where it meets agricultural uses.
Telecommunications and Mast
The telecommunications mast on the property is subject to a lease and is excluded from the sale. This lease grants the tenant rights to install and operate a telecommunications mast as well as pedestrian and vehicular access and parking along the route marked A-B on the Sale Plan for maintenance of equipment. The lease also grants rights to lay cables, arrange power supplies to equipment, and to provide
backup power generation as required, and the sale of the property will be subject to these reservations.
