Town and Country Planning
The Site is located in the jurisdiction of East Cambridgeshire District Council (ECDC).
Outline planning permission was granted in April 2020 for 15 dwellings, of which 5 are to be affordable housing, with new access and associated works (Ref: 18/01471/OUM).
The reserved matters application was subsequently approved on 25th May 2023 (Ref: 21/01841/RMM).
The Vendor has received partial approval for the discharging of conditions on the Site. On the 10th June 2024, ECDC approved the following conditions: 4 - Contamination, 11 - Arboricultural Method Statement,
14 - Unexpected Contamination, 15 - Biodiversity Mitigation Measures. The Vendor has submitted additional information to discharge Condition 5 - Archaeology but this is still awaiting decision.
Planning Agreements
S106
The buyer of the Site will be fully liable for all payments and obligations contained within the Section 106 Agreement and will fully indemnify the seller in this regard. A copy of the S106 Agreement is available in the Information Pack.

of flooding from rivers and the sea.

An Ecological Assessment was prepared by Green Environmental Ltd and is contained within the online information pack.
