Sarah is a chartered planning and development surveyor and works on a wide range of projects on behalf of house builders, private landowners, trusts, charities and academic institutions.
She offers clients a diverse range of skills, particularly in the disposal and acquisition of residential development land and provides professional advice on option and promotion agreements, conditional contracts, in addition to valuation and viability advice. Her experience extends to strategic land opportunities, where she assists landowners in realising value from sites with potential for residential development.
University of Cambridge: North West Cambridge Development
Act as sole selling agent in the disposal of the market housing lots at the development, a 3,000-dwelling urban extension to the north-west of Cambridge. This included preparing a two-stage, tender process and the negotiation and appointment of the potential development partner. Sarah also advises the university on development and disposal strategies for future phases containing market housing parcels.
Letchworth Heritage Foundation: Foundation House, Letchworth
Sole selling agent to dispose of a site benefiting from a draft allocation and permitted development rights to convert the offices into residential apartments. Sarah provides advice on the disposal strategy and markets the development opportunity to find a development partner.
Private Landowner, Warboys
Advised the Landowner in obtaining optimum terms for the promotion of their c.70-acre site. Sarah will be instructed to sell the site once a planning permission has been obtained.
Peterhouse College, Cambridge: Land at Melbourn
Landholding in Melbourn that benefitted from outline planning permission for up to 199 dwellings and a 75-bedroom care home. Sarah provided advice on the disposal strategy, marketing the development opportunity and legal negotiations with the selected development partner. The site was sold to a regional housebuilder in summer 2017.
Six Mile Bottom Estate Trustees: Land in Six Mile Bottom
Disposal of land for residential development, through securing a developer for the promotion and submission of a planning application for residential development. Sarah led the marketing campaign and negotiation of the conditional contract and advising the Trustees to ensure the land value is maximised through the sale.
Private Landowner: Land at Buckden
Sole selling agent to dispose part of their landholding in Buckden that benefitted from outline planning permission for up to 180 dwellings. Sarah advised on the selection of the preferred development partner, where the disposal is currently in legal negotiations.
Consortium of two Charities and a Trust: Land South of Babraham Road, Sawston
Landowners Agent to agree a Collaboration Agreement for a residential development opportunity that could deliver 260 dwellings and to determine and implement a disposal strategy to meet agreed objectives.
