Fiona has over eleven years’ rural property experience.  She graduated from Exeter University in 2005 with a BA (Hons) in Geography and studied part time to complete a Post Graduate Diploma in Rural Enterprise and Land Management at Harper Adams University in 2008.  Fiona went on to qualify as a Chartered Surveyor in November 2009 and a Fellow of the Agricultural Valuers Association in December 2012.

Fiona provides consultancy advice to a wide range of clients including farmers, landowners, educational institutions, multinational retailers and national & private banks. 

She specialises in delivering rural planning, development and diversification strategy advice on farms and landed estates.  She is also a RICS registered valuer with an understanding of how a strategy for redevelopment can impact upon the value of the property.

A few of the recent projects she has been involved in include:

  • Securing planning permission for change of use of circa 10,000 sq ft of traditional agricultural brick barns to residential where Local Plan Policy currently doesn’t support change of use to residential (Daventry District Council)
  • Successful prior approval applications under Class Q of the GPDO in Daventry District Council and Broxbourne Council.
  • Securing Certificate of Lawfulness of Existing Use or Development (CLEUD) for light industrial uses within the Green Belt and AONB working towards a strategy for future residential development (Chiltern District Council) where the new Class PA (under GPDO) being introduced next October will support
  • Securing planning permission for change of use of a Grade II listed Essex Barn to residential including link extension to adjacent cart shed to increase overall residential floor area
  • Obtaining pre application support to replace a grain store (with prior approval under Class Q) with a new build farm house
  • Collating historical evidence including maps to demonstrate where buildings or dwellings used to stand and considering potential to redevelop on the same footprint (Chiltern District Council)
  • Full planning application for new glamping enterprise (Aylesbury Vale District Council)
