Dominic has over 3 years’ experience in the property industry working across the Home Counties and the West Midlands.
Dominic joined Bidwells in 2019 having previously worked at a property development consultancy and a strategic land promoter. He has particular experience in the residential and care and retirement sectors.
As part of the Residential Development team Dominic advises on the acquisition and disposal of land for residential development, specialising in conditional and unconditional contracts, options, promotion and joint venture agreements.
Dominic has worked with PLC housebuilders, private landowners, SME developers, trusts and public bodies.
Review and disposal of surplus land for national housebuilder
Dominic undertook a region-wide review of land under the ownership of a national housebuilder. The development potential of each site was assessed, considering planning, technical and legal aspects affecting the land. Bespoke disposal strategies were developed for each site to maximise the land’s value while ensuring a sale in the desired timescale. The total value of all the land identified as part of the project was in excess of £2.5 million.
Acquisition of extension to strategic land promotion site
Acting for a strategic land promoter, Dominic acquired the land under promotion agreement which provided an extension to an existing strategic site. Terms of equalisation across all landowners were agreed prior to acquisition. The site recently achieved a resolution to grant planning permission subject to s106 and is currently under offer.
Promotion and disposal of development site with planning consent for c.100 dwellings
Dominic assisted with the promotion and disposal of an 11-acre site in Buckinghamshire. The site was granted outline planning consent in early 2019 and was sold to a regional housebuilder shortly after.
Negotiation of joint venture with landowner on 10-acre greenfield site
Terms for a joint venture agreement with the landowner were agreed for an edge-of-settlement site in Bedfordshire. The site is one of two currently being considered for allocation as part of the Neighbourhood Plan. A planning application for residential development on the site is scheduled for submission in autumn 2019.
Acquisition of 82-acre sustainable urban extension
The site was identified during a strategic site search of the district. The land is able to provide development and amenities as desired in the relevant Area Strategy of the adopted Local Plan. Initial contact was made with the landowners and their representatives and terms have been agreed for a long-term promotion of the land.
