Brian has over 25 years’ property experience and is head of residential development, responsible for open market and private sales of residential land.

Brian joined Bidwells in 1994 and offers advice on development prospects and strategies for property portfolios, and the long term maximisation of strategic residential land.  He also specialises in development land appraisals, viability appraisals, valuation advice, site assembly and landowner's agreement, and the promotion and preparation of sites for disposal.

Over the last five years, Brian has overseen a team who have been responsible for the sale or purchase of over £500m of residential development land in East Anglia. 

Recent projects

Private Landowner, Great Wilsey Park:

This proposed urban extension is located to the north east of Haverhill and has the potential to deliver 2,500 dwellings. Brian acts for the landowner in monitoring the activities of the promoter and is instructed to implement the disposal strategy for the.

Private Landowner, Chilmington Green, Ashford:

Chilmington Green has been identified by Ashford Borough Council for the delivery of 5,750 new homes. Brian has been involved in advising the majority private landowner on planning and development strategies related to their land.

University of Cambridge, North West Cambridge Development:

North West Cambridge Development is the largest single capital development project that the University of Cambridge has undertaken in its 800-year history.  It will deliver a 3,000-dwelling urban extension to the north western fringe of Cambridge. Geoff acts on behalf of the University of Cambridge, advising on the disposal strategy for residential market land parcels, in addition to procuring the appointment of development partners.

Private Landowners, Basingstoke, Manydown:

Act on behalf of the freehold owners of strategic land on the edge of Basingstoke, which has a planning application running for around 3,500 houses. Brian advises on land values and maximising the landowners position.

Bishop’s Stortford North Landowner Consortium:

Acted on behalf of the Bishop’s Stortford North Landowner Consortium.  The proposal will deliver 2,200 dwellings and associated facilities. The role included monitoring of the planning application, section 106 negotiations, consortium duties, in addition negotiating the purchase price with the Bishop’s Stortford North Consortium.  First occupations are anticipated in spring 2019.

Landowner Consortium, North Uttlesford Garden Village:

This proposed garden village has a draft allocation to deliver around 5,000 houses. Brian successfully negotiated a promotion agreement with the promoters. Brian now advises on a monitoring role.

Landowner Consortium, Waterbeach:

Brian provides professional advice to a consortium of Landowners where a set of promotion agreements were outdated and needed revision. Negotiating a new promotion agreement with the promoter which will allow the delivery of around 4,500 dwellings and a railway. Development is due to commence in 2020.
