Partner, Head of Consultancy and Valuation

Amanda has over 25 years’ commercial property experience gained acting for clients in the public and private sectors.  She heads Bidwells consultancy and valuation team.  .Based in the Cambridge office, Amanda acts as an independent expert on various valuation disputes affecting commercial and residential development property. She undertakes valuations and strategic appraisals for occupiers, developers, public sector clients and secured lenders.  She has significant experience of providing valuations on complex strategic development sites as well as mixed use sites and those subject to collaboration agreements.

Amanda advises clients in the Public and Private sectors working with them not only to value assets, but to undertake strategic appraisals to ensure property portfolios support client’s operational needs.  Amanda has recently undertaken a strategic review and valuation of a portfolio of 140 properties across the Eastern Region to develop a property strategy to support the changing working practices of the organisation.

Amanda works closely with several Charity clients and provides valuations in compliance with the Charities Act and works with Trustees to develop appropriate property strategies.  Amanda also provides specialist valuations for various educational establishments including Cambridge Colleges, Cambridge University, Higher Education Colleges and a number of private schools and state schools transferring to Academy status.

Amanda regularly acts as an expert witness and in 2011 was awarded the BTEC Level 7 Advanced Professional Award in Expert Witness Evidence.


Recent projects

  • Amanda has led a multi-disciplinary team working to secure the development potential of a 30-acre site in Nottingham previously required for operational purposes.  This involved undertaking viability appraisals for several alternative schemes.
  • Working for a public sector client, she has produced a property strategy for the recently amalgamated service which will, over time, produce significant cost efficiencies and ensure operational effectiveness.
  • For several large public sector clients, Amanda and the team are responsible for providing the annual valuation of all property assets ranging from city centre offices to crematoria and libraries.  Total assets valued each year exceed £400M.
  • Amanda acts as an independent expert on a number of valuation disputes, most recently dealing with cases involving the valuation of the impact of a restrictive covenant on a large tranche of development land in central Cambridge, and also the valuation of properties affected by alleged poor construction.
  • For a large Corporate client occupying central Cambridge premises Amanda has worked with them to develop a strategy to vacate a significant part of the site.  Working with the Bidwell Agency and Planning teams, the released site was then sold for development generating significant capital for investment from an underutilised asset.
  • Working with a national Care Home provider Amanda helps to identify assets that no longer meet the client’s needs, assists the clients to dispose of these assets to release capital to invest in their expanding property portfolio across the UK.
