Alex is a Chartered Planning and Development Surveyor and has the rare experience of working both as a development consultant at Bidwells and for two regional house building companies in land acquisition roles.

Alex has a complete understanding of the development industry and has excellent market knowledge of the East of England having spent his career primarily dealing with projects in the region.

Alex provides expertise advice to landowners, trusts, charities, institutions and house builders on obtaining planning permission for residential development and on land disposal and acquisition. Alex also provides professional advice to applicants on planning agreements, section 106 negotiations and undertakes financial viability assessments in connection with planning obligations.

Recent Projects

Hanstead Park, St Albans, Hertfordshire
Alex advised St Congar Land on the sale of their flagship development site in a mature parkland setting within the green belt. The site benefitted from planning permission for 138 dwellings comprising 129 new build and 9 conversion dwellings. Alex advised on the marketing strategy, sale negotiations and complex deal structure through to completion.

Strategic Urban Extension, Easton, Norfolk
Alex advised a landowner consortium comprising two charities, religious institution and family trust on the marketing and disposal of 110 acres of greenfield land for a new strategic urban extension. The site benefitted from planning permission for 890 dwellings, new village centre and retail store. Alex advised the landowners on the sale of the site.

Trimley Estate, Felixstowe, Suffolk
Alex acts on behalf of Trinity College advising on the promotion and development of the Trimley Estate. Alex has been involved in planning applications which will deliver more than 1,000 new homes over 5 different sites on the estate. Most recently, Alex advised on the sale of land with the benefit of planning permission for 190 dwellings to Barratt Developments.

Strategic Urban Extension, Hethersett, Norfolk
Alex advised a landowner consortium whose land was promoted predominately for residential development by a Ptarmigan Land. The site benefitted from planning permission for 1,196 dwellings, a primary school and district centre over 130 acres. Alex advised the landowners on the marketing and disposal strategy leading to the sale of the whole of the property to Taylor Wimpey and Permission Homes.

Great Chesterford, Essex
Alex acted on behalf of a private landowner advising on the marketing campaign and sale negotiation of land with the benefit of planning permission for up to 50 dwellings. The sale and purchase also included overage arrangements and retention of ransom strips. The site was sold to Bellway Homes. 

Duxford, Cambridgeshire 
Alex acted on behalf of a private landowner on entering an Option Agreement with a house builder. The planning application was at first refused by the Council and the house builder withdrew from the project. Alex then advised the landowner on the planning Appeal process which saw the Appeal allowed granting planning permission for 35 dwellings. Alex then marketed the site to other house builders and complete the sale to CALA Homes.

Papworth Everard, Cambridgeshire
Alex acted on behalf of The Papworth Trust and The Varrier-Jones Foundation who are both registered charities. Alex advised the Trustees on entering a Promotion Agreement with a Promoter. An outline planning permission was granted for 66 dwellings and a community centre. Alex advised the Trustees and Promoter on the sale of the site compliant with the Charities Act and completed the sale to Flagship Group.

Grays, Essex
Alex advised the owner on the financial viability on the proposed development scheme for 21 apartments. The Section 106 Agreement required the development to provide 7 apartments for affordable housing. Alex advised the owner on the financial viability and successfully negotiated with Thurrock Council to remove the requirement to provide any affordable housing. All apartments can be provided for market tenure significantly increasing the value of the planning permission.
