The frame is now up on the new 30,000 sq ft Quad One office and laboratory building at Harwell Campus, with 50% already in legals and terms out on a further 7,000 sq ft ahead of completion due at the end of 2017.
Elsewhere on the campus, the 45,000 sq ft office refurbishment of the HQ Building is due for completion in the summer with 95% pre-let or under offer. Another multi-unit hi-tech scheme is planned of 60,000 sq ft to be called the Zephyr Building scheduled to be ready by the end of 2017/early 2018, already with 60% in negotiation or in legals. On land adjacent to Zephyr, we are working with two occupiers on large bespoke Design & Build units.
This demand reflects the surge of activity in science and technology, and recognition that being on the Harwell Campus, alongside Universities, public bodies and billions of pounds of research equipment is a good place to be. The recent announcement about the Rosalind Franklin Institute will be a catalyst for further healthcare activity on the Campus.
