This month, construction of the new 36,000 sq ft development, known as GBP1, officially began at Grove Business Park near Wantage. A special ground-breaking ceremony was held on site to mark the occasion, as this is to be the first of a number of new build projects planned over coming years at the park.
Ed Vaizy, MP for Wantage and Didcot, lead the proceedings and officially kicked the project off. Ed talked about the benefit that a scheme of this size and nature would inevitably have on the local community when added to a significant amount of refurbishment work already undertaken at the business park over the preceding two years. “The new development will hopefully bring yet more innovative companies and help in creating further job opportunities at a very exciting time for the area when there is a significant residential expansion well underway in Grove and Wantage” he said.
GBP1 will consist of 10 business units ranging from 1,900 sq ft to 6,700 sq ft, with the ability to increase the floor area to 16,000 sq ft by combining units. Feltham Construction from Newbury are main contractors for the project. The Units will be available for businesses to occupy by Summer 2019 with pre-lease agreements now being signed. At the time of writing terms have already been agreed on 30% of GBP1.
Robert Beatson, from Bidwells, agents for the scheme, said: “This is a very exciting new development for the Grove and Wantage area. We expect a broad range of businesses to be interested in the scheme due to the flexible nature of the units which can be used for both industrial purposes or fitted out and used as office/R&D space.
“As many growing businesses in the area know, there is a real shortage of commercial spaces available at the moment, especially new builds, so it’s fantastic that work has begun on this scheme to help meet this demand.”
Richard Lyall, project director for Grove Business Park Ltd, commented that the park’s “proximity to the major road networks, for example the A34, M40 and M4 mean that it is in a perfect location for businesses to take advantage of the fast-growing Oxfordshire economy.”
Bounded by beautiful open countryside to the West, the park offers ample parking, a gym, bookable meeting facilities within Boston House Business Centre, as well as easy access to the amenities in Wantage. Discussions are currently ongoing over the opening of a new cafe, while an on-site nursery is also planned with interest from a number of national operators.
Recognising the growing demand for office and industrial space in South Oxfordshire, additional plans to develop a further 220,000 sq ft of new buildings, doubling the total floor area of this 32 acre park, are already in the pipeline.
