Construction work for the much-needed District Centre at Great Western Park, Didcot is on track and despite uncertainties in the economic climate seen in 2016 a staggering 60% of the retail units are already under offer or legally committed.
The District Centre, which is situated at the heart of Great Western Park is taking shape with the steel work already coming out of the ground and the Developers are confident that occupiers will be able to take the keys and start fitting out units in late Summer this year.
As previously reported, supermarket giant ASDA has already confirmed it will be taking an 11,000 sq ft store at the centre and now a further six occupiers have decided to commit to the scheme.
Details of the tenants’ identities cannot be revealed at this stage, but they do include a national pharmacist, a national takeaway operator, a regional dental practice, a regional vets practice, a regional barbers and a regional estate agency.
Robert Beatson from Bidwells, agent for the scheme, said:
The fact we only have 4 units remaining at this stage shows how keen retailers are to move to this exciting new development.
Although we can’t reveal who is coming into the scheme, we can say it is going to be great news for the local residents and we want to reiterate that we have been careful to establish a good mix of uses for the scheme, thereby ensuring the needs of the local community are adequately met.
The remaining units would be ideal for many uses including café operators, florists, opticians, health and beauty, clothing, although we will of course consider all types of retailer.
A total of 20 apartments are also in the process of being built. These will be a mix of 1 bed and 2 bed units in two separate blocks. The sales will be handled by Breckon & Breckon estate agents from their Abingdon office. Sales manager Mr Andrew Topping said: “The apartments are a good size and will undoubtedly attract interest from owner occupiers and investors alike. Based on our projected rental values there is potential to achieve a gross yield in the region of 6%. The apartments will be available from September 2017 and reservations are being taken now.
The District Centre is situated at the heart of Great Western Park and will serve the large scale housing development of 3,300 homes as well as serving the adjacent Valley Park site, which has a strategic allocation of 2,550 homes.
Didcot is undergoing a huge wave of new development and expansion and other new facilities at Great Western Park include a secondary school and University Technical College, plus a primary school, public house, community centre and children’s day nursery.
The remaining retail units at the District Centre will be available for occupation from September 2017 and are suitable for A1, A2, A3 and A5 users, but other uses could be considered subject to planning. They are available by way of pre-lease agreement. The scheme is being developed by Henry Davidson Developments (HDDL) Didcot Ltd, a subsidiary of U+I Plc.
