Knowledge intensive businesses accounted for 50% of occupier activity in H1 2019. As the production of the new e-Mini gets underway at Cowley, Andretti Autosport has relocated its Formula E team to Banbury. Adding to this Oxford Nanopore started production at its new 34,500 sq ft facility at Harwell.

Such occupiers are driving competition in an industrial market where supply remains near a 12 year low and 90% of the available space is second hand. The new units coming forward are welcomed.

Rents across the market have seen strong growth with prime space growing close to 10% pa over the last four years. Rents on secondary assets have also seen sharp uplifts as occupiers refit space for their own requirements.
