Location and Directions
Nether Hill is located just 2 miles east of Dalbeattie in Dumfries & Galloway (see Location Plan) and can be accessed directly from the minor public road running northeast off the B793 Moss Road, approximately 150m past the entrance to BSWs Dalbeattie sawmill. The grid reference of the main entrance to the property is NX 854 617.
The public road as far as the sawmill is classified as an Agreed Route by the Dumfries & Borders Timber Transport Group, with the road north of the sawmill recorded as Severely Restricted, however the entrance to Nether Hill Forest being some 150m along this route had no reported issues encountered in the harvesting of the first rotation
crops from this site.
From the public road, an existing full specification forest road leads through into the centre of the property. This road is in good condition following the harvesting and extraction of the first rotation crops and should provide the necessary access for the establishment and management of the forest
Nether Hill is a commercial conifer woodland originally planted in the 1970s, virtually all of which has now been harvested and replanted in 2007 and 2015, with only small areas of mature crop retained. Replanting in 2007 was undertaken predominantly with Sitka spruce, as well as
mixed broadleaves along the lower edge of the property.
These areas are now established and generally growing well, reflecting the highly productive nature of the ground.
Areas replanted in 2015 were primarily with discrete areas of Sitka spruce, Noble fir and Grand fir with elements of native broadleaf woodland. Natural regeneration of native broadleaves has been prolific across much of the site, including areas planted with Sitka spruce and firs.
Nether Hill is not subject to any restocking obligations. The table above summarises the main species components, however prospective purchasers should satisfy themselves as to the species composition and stocking density.
There are no current grant schemes in place over the property.

Sporting rights are owned and included in the sale.
Mineral rights over approximately 55ha of the property are reserved in favour of a previous owner but have never been exercised. There is a right to take sand, stone and gravel for use on the subjects.
Boundaries are to be maintained on a mutual basis.
Third-Party Rights and Burdens
There are no significant third-party rights or burdens associated with Nether Hill.
The Title Deeds are available for inspection on request from the Sales Agent.
Viewing and Closing Date
Viewing is strictly by appointment with the Selling Agents. It is anticipated that a closing date for best offers will be set in due course but the owner reserves the right to sell without setting a formal closing date. The owner will not be bound to
accept the highest or indeed any offer.
Potential purchasers are advised to formally register their interest, in order that they may be informed if a closing date for offers is set.
Purchasers should have their solicitor submit a Letter of Intent for the whole, detailing the price, date of entry and any conditions, which they require to attach to their offer. The solicitors acting on behalf of the vendor will then issue an offer to sell to the preferred bidder.
