Gartlove Plantation is a compact, high-quality
commercial woodland which benefits from easy
access to timber markets. This well-serviced
and diverse forest is an excellent opportunity for
investors to secure a fertile, well-located property
with the potential to generate immediate income
subject to obtaining the required felling permissions.

Location and Directions
Southwest of Forestmill village, Gartlove Plantation
is located just under nine miles east of Stirling,
three miles east of Alloa and approximately 22
miles southwest of Perth. From the south, after
the Clackmannanshire bridge follow the A876
northwards until it joins the A977 and follow this for approximately two miles before turning west off the A977 onto the B910. From the northeast, turn off the M90 at junction 6 and follow the A977 towards Kincardine for approximately 13 miles, turning off the A977 onto the B910. Once on the B910, Gartlove Plantation is located within five hundred metres on the south side of this road (grid reference NS 935 931). The nearest postcode is FK10 3PZ.

Gartlove Plantation is located in the Unitary
Authority of Clackmannanshire and has good
external roading connectivity with reasonable
proximity to established regional and national
timber markets. The woodland benefits from two
established access points directly onto the B910
public road which leads immediately onto the A977,
neither of which have timber haulage restrictions.

Gartlove Plantation was largely planted in the midto-late 1950s with a small area planted in 1990.
The majority of the crop is therefore mid to late
rotation and has the immediate potential, subject to obtaining felling consent, to generate income from timber harvesting. It extends to 38.5 hectares, of which 37.1 hectares is conifer dominated productive forestry with the remaining area being unplanted open ground and broadleaf trees.

The woodland is diverse, with more than half of
the area being classed as mixed conifer consisting
of intimate mixes of Sitka spruce, Norway spruce,
Scots pine, Japanese larch and Lodgepole pine,
along with pure stands of Japanese larch and Scots

There are no current grant schemes or permissions in place over the property.

Sporting rights are included in the sale, and are unlet.

Mineral rights are included so far as allowed by statute. There is potential to upgrade existing infrastructure to facilitate harvesting.

The majority of the boundaries are with public road or neighbouring forest. The maintenance and repair of boundary fences which are next to public roads
are the sole responsibility of the owner of the property. The titles specify that fences forming the south boundary of the property were to be erected by the owners of the neighbouring properties at such owners’ sole expense. There is no provision in the titles for future maintenance of these fences or any other fences which bound other property.

Third Party Rights and Burdens
There is a shared access road within Gartlove Plantation which facilitates access to Birk Hill. This title reservation has been granted on standard terms with no requirement for the forest owner to maintain the road beyond the standard required for forestry purposes.
