Location and Directions
The property is located on the Isle of Mull, 2 miles south east of Salen with two servitude access routes leading from the A849 (see Location Plan). Arriving on the Isle of Mull at Craignure, head north on the A849 for approximately nine miles, passing the port of Fishnish and the first access is located approximately one mile beyond the timber pier, on the left-hand side of the road at Pennygowan Farm, with the second access located on the far side of the bridge over the River Forsa. The grid reference of the approximate centre of the property is NM 605 418.
Two servitude rights of access exist via routes leading from the A849, one either side of the River Forsa. The route north of the River Forsa, marked A to B on the Sales Plan, is accessed via Pennygowan Farm, with the route through the farm being wide and well-constructed, but the route beyond the farm being a very basic track, unsuitable for most vehicles.
The access south of the River Forsa, marked C to E on the Sales Plan, is currently the main access route, with access into the forest taken at point D which leads to a small turning area within the property. This route is constructed to a basic but serviceable standard, suitable for four-wheel drive vehicles.
Tracks are to be maintained, repaired and where necessary, renewed jointly on a user basis. Users have the option to construct new or improve existing roads and bridges over such routes subject to agreement with the Burdened Property Owner.
Glen Forsa is a commercial woodland located just off the coastal road on the east side of the Isle of Mull. The woodland is primarily comprised of Sitka spruce and Lodgepole pine, with planting dating back to the early 1970s.
The ground conditions and crop are variable, with some high yielding Sitka spruce in the centre of the property following a ridge of better ground, along with areas of pure Lodgepole pine. The Sitka spruce at the southern end of the property is growing more slowly reflecting the wetter ground conditions, while pockets of windblow have started to appear in the Sitka spruce. The Lodgepole pine in the northern tip of the property has suffered wind damage too.
In addition to the commercial conifers, the Property also boasts some stunning remnants of old Atlantic oak woodland as well as an attractive area of Scots pine and Japanese larch predating the main commercial afforestation.

There is a shooting and fishing lease in place for the term of 999 years commencing on 29th November 1994 at a rent of £1 (if demanded). The owner has concurrent rights to control deer for crop protection and erect and maintain stock and deer proof fences.
Mineral rights are included in the sale, except as reserved by statute.
The property benefits from a recently renewed deer fence, with watergates over the River Forsa. Fences are to be maintained in a stock proof condition at joint expense between neighbouring landowners, with either party having the right to upgrade to deer proof standard at their sole expense.
Third Party Rights and Burdens
The property will be sold subject to and with the benefits of all servitude rights, burdens, reservations and any other third party rights howsoever constituted. It is of particular note that the River Forsa and a 15-foot corridor either side of the river is owned by the neighbouring Estate, who have a right of access.

Viewing and Closing Date
Viewing is strictly by appointment with the Selling Agents. It is anticipated that a closing date for best offers will be set in due course but the owner reserves the right to sell without setting a formal closing date. The owner will not be bound to accept the highest or indeed any offer.
Potential purchasers are advised to formally register their interest, in order that they may be informed if a closing date for offers is set.
Purchasers should have their solicitor submit a Letter of Intent for the whole, detailing the price, date of entry and any conditions, which they require to attach to their offer. The solicitors acting on behalf of the vendor will then issue an offer to sell to the successful bidder.
