Drayton is a desirable suburban village located to the north west of Norwich. The eastern and western boundaries are formed by parkland. The land is a former hospital site and is now used recreationally with public footpaths.
The site benefits from outline planning permission granted on 10th July 2018 (Application reference 20170196).
The Section 106 Agreement places a number of planning obligations on the site in relation to its development. The planning obligations include;

The soil conditions have been identified as sands and gravels.

Flood Risk Assessment
A Flood Risk and Surface Water Drainage Assessment has been prepared. The assessment concluded that the site is located within Flood Zone 1 and is at low risk of flooding.
The proposed surface water drainage strategy is infiltration drainage such as soakaways and infiltration basins.
An infiltration rate of 1.5 x 10-4 m/s has been established. Secondary infiltration tests resulted in an infiltration rate of 1.8 x 10-5 m/s.
