Location
Drayton is a desirable suburban village located to the north west of Norwich. Drayton offers a range of amenities including a Nursery School (Ofsted rated grade 1 – ‘Outstanding’), a Junior School (Ofsted rated grade 2 – ‘Good’), a medical centre and Tesco superstore. The town is also sought after due to its close proximity to Norwich.

Major road infrastructure connections are at the A11 (approx. 8 miles) and the A47 (approx. 4 miles). Train services from Norwich run direct into London Liverpool Street in under two hours.

Description
The site is located within the jurisdiction of Broadland District Council and extends to approximately 3.9 hectares (9.6 acres). The site’s northern boundary is formed by Drayton High Road and provides vehicular access to the site. The southern boundary is formed by Low Road. The eastern and western boundaries are formed by parkland. The land is a former hospital site and is now used recreationally with public footpaths.

Planning
The site benefits from outline planning permission granted on 10th July 2018 (Application reference 20170196).

The Section 106 Agreement places a number of planning obligations on the site in relation to its development. The planning obligations include;
• Affordable Housing (33% provision)
• Off-site Open Space contribution
• Green Infrastructure Scheme

Ground Investigations
The soil conditions have been identified as sands and gravels.

A Phase II Geo-Technical Assessment has been commissioned and will be made available to parties in the Data Room before the date for tender submissions.

Flood Risk Assessment
A Flood Risk and Surface Water Drainage Assessment has been prepared. The assessment concluded that the site is located within Flood Zone 1 and is at low risk of flooding.

The proposed surface water drainage strategy is infiltration drainage such as soakaways and infiltration basins.

An infiltration rate of 1.5 x 10-4 m/s has been established. Secondary infiltration tests resulted in an infiltration rate of 1.8 x 10-5 m/s.
