Bidwells provided advice and oversaw the dilapidations process of a 16,000 sq ft office and laboratory research space on Cambridge Science Park to ensure that the landlord received a settlement sum commensurate with the remaining liabilities following lease expiry.

What we did

  • Inspected and compiled a schedule of dilapidations based upon an assessment of the breaches in the tenant’s repairing obligations in advance of the expiry of a 15-year lease to enable the tenant to comply with their obligations

  • Coordinated a specialist team of surveyors, M&E and decontamination consultants to ensure that the claim fairly reflected the disrepair and alterations which the tenant was responsible for when they vacated the property, particularly in respect of the wet lab areas

  • Undertook careful interrogation of the historic licence for alterations, schedules of condition and lease history and it became apparent that parts of the labs had become the landlord’s property, rather than the tenant’s fit-out. As such the claim was reflected to enable the landlord to retain the building in its lab configuration for re-letting



  • Clear and early interaction with the tenant and their advisors, provided opportunity to have the works completed and the building returned to the landlord in repair at expiry, preventing a drawn-out negotiation process after the tenant had handed the building back

  • The landlord was able to put an in-repair laboratory building back on the open market at lease expiry, rather than incur a delay to the process whilst the building was repaired
