Bidwells provided advice and oversaw the dilapidations process of a 26,000 sq ft office and lab research space, advising on the potential supersession aspects of the claim to ensure that the landlord received a settlement sum commensurate with the remaining liabilities.

What we did

  • Undertook an inspection of the property and compiled a Terminal Schedule of Dilapidations based upon an assessment of the breaches in the tenant’s repairing obligations, prior to the expiry of a 15-year lease

  • Coordinated a specialist team of surveyors and M&E consultants to ensure that the claim fairly reflected the disrepair and alterations which the tenant was responsible for

  • Outlined a clear strategy around dilapidations to enable our client to understand the processes and next steps associated with the deal they were pursuing

  • Negotiated the best settlement available, enabling the landlord to receive a cash contribution that could be utilised and offset against the cost of a future refurbishment, given that the sub-tenant was remaining in occupation in parts of the building



  • Time was of the essence to the landlord as the sub-tenant could not stay in the property on new lease terms without the main tenant effectively surrender the head lease to the landlord. This required Bidwells to settle the claim in a shortened time frame

  • The claim was settled in a prompt manner enabling the surrender deal to take place and the existing sub-tenant to be granted a new lease in line with the landlord’s brief
