Urban Extension



Development site to provide up to 2,200 dwellings, two primary schools, two mixed-use local centres including retail and commercial floorspace and a healthcare facility. The site will also provide green infrastructure to the community including Hoggates Wood and Ash Grove.

The site was originally held under a number of long term agreements to individual parties but was required to be promoted and planned comprehensively in order to achieve a planning permission.


What we did

  • Advised the landowners on entering a new agreement with a Consortium and on a Landowners Cooperation Agreement in order to align the landowners’ interests

  • Monitored the promotion work and approved the planning application on behalf of the landowners

  • Negotiated the Section 106 Agreement between stakeholders in order to ensure the land value was maximised

  • Acted on behalf of the landowners in negotiating the purchase price and sale of the site to the Consortium








  • Established a disposal option to a Consortium that optimised value, generated certainty of delivery, reinforced collaborative working, and optimised tax efficiencies

  • Efficient and maximum use of land for residential development

  • Advised on a residential design code that enabled the developer consortium to use and adapt standard house types

  • Negotiated a Section 106 Agreement which enabled the affordable housing provision to be provided independently by each consortium developer member

  • Built flexibility into the planning permission for the delivery of non-residential development

  • Phased the development to enable community infrastructure to be provided efficiently with the delivery of the housing
