Bidwells was instructed to progress an outline planning application for up to 249 homes with land for a primary school; green infrastructure provision; and other associated development. The land was proposed to be allocated in the local plan.

What we did

 

  • Progressed, prepared and submitted an outline planning application through positive engagement with the district council and other stakeholders.

  • Held meetings with the district council and other stakeholders

  • Held a public exhibition of plans

  • Presented to the planning committee

  • Liaised with the district and county councils to agree a Section 106

  • Engaged with Natural England through meetings and written advice regarding concerns about the additional recreational impact the proposals may have had on an SSSI nearby

 

Result

 

  • Bidwells’ positive engagement with the local  authority on the objection from Natural England reduced the risk that the emerging local plan allocation could have been removed, which would have reduced the planning prospects of the site

  • The scheme includes a significant amount of green infrastructure to help offset any additional recreational impact

  • The client’s asset increased in value

  • The sustainable development helped build the client’s profile in the area as a local business and landowner
