for St Albans Diocesan Board of Finance

Bidwells has managed the Glebe Portfolio since 2012. Having undertaken an initial review of all assets, we have recommended and implemented an overall strategy of rationalisation and reinvestment whilst continuing to seek opportunities to increase the value of retained assets.

What we did

  • Carried out a full initial review of the entire portfolio, including site inspection, tenancy information and review of the planning situation
  • Sought opportunities to improve the net rental return through rent reviews and regularising tenancy situations
  • Identified opportunities for the disposal of outlying properties that do not offer strategic potential to the portfolio
  • Identified sites in the portfolio offering development potential and sign option agreements with developers to take these sites forward
  •  Managed local stakeholders, including Parochial Church Councils, through property disposal processes
  • Implemented a Health and Safety Policy for the whole Glebe Portfolio

  • The gross rental income was increased by over 27% within the first two years of management
  • Generated more than £2,000,000 from 24 sales over the past two years which the client has reinvested into a single block of agricultural land
  • Reduced the number of properties in the portfolio from 235 to 211 without reducing the overall capital value of the portfolio
  • Adapted a more proactive approach to management of the portfolio which has generated opportunities which would otherwise have been unavailable to the client
