In summer 2019, the Norwich Planning Team were appointed by a prominent Housing Association, responsible for managing over 22,000 homes in the East of England, to undertake a review of their garage sites in a number of locations.
What we did
The aim of the project was to understand whether any of these sites had potential for redevelopment, to assist in the regeneration of the local areas, and to identify key constraints that would need to be addressed in any subsequent redevelopment proposals.
The Planning Team coordinated the review, working alongside the appointed architects. A proforma was designed to capture the key planning constraints, which informed a high-level capacity study for each site undertaken by the architects.
A total of over 175 sites were assessed, and almost 100 of these were considered to have good development potential, with the opportunity to provide in the region of 390 dwellings.
Following completion of this initial high-level review, the Norwich Planning Team have been appointed to take the first project forward, providing Planning Consultancy services for an estate-wide regeneration programme focussed on redevelopment and improvement of the garage sites.
