Residential Allocations
at Market Deeping, Lincolnshire

Bidwells Planning team were instructed to promote land on two sites at Market Deeping for residential allocations in the South Kesteven District Council Local Plan (2011-2036).

Bidwells Rural Team has managed the Estate for more than 40 years and has worked with the Trustees to fully understand their requirements for the Estate, primarily to release capital. In 2014, the land with no development value was sold at prime agricultural value.

Bidwells Planning were involved in cross-divisional working with Bidwells’ Rural Team and Bidwells’ Urban Design Studio (UDS).


What we did

Bidwells Planning

  • Prepared and submitted representations to various stages of the South Kesteven District Council Local Plan (2011-2036) for residential allocations on two sites at Market Deeping totalling approximately 750 homes over combined sites area of approximately 40 hectares

  • Project managed the design and technical team in the preparation of supporting documentation to accompany the representation to the Local Plan

  • Led extensive discussions with Planning Policy Officers at South Kesteven District Council and with Lincolnshire County Council as Highways and Education Authority

  • Preparation of hearing statements and attendance & participation at the Examination in Public (EiP) in respect of the Local Plan examination.

  • Led extensive discussions with local stakeholders including with members of Deepings First Neighbourhood Planning Group, Market Deeping Town Council and Deeping St James Parish Council

Bidwells Urban Design Studio

  • Bidwells UDS provided master planning services for both sites, working alongside technical consultants and Bidwells Planning and Rural Teams to outline a preliminary vision for each site. Preliminary master plans were developed to define the development for each sites. The Master Plans have inform the promotion of both sites within the South Kesteven District Council Local Plan

Bidwells Rural

  • The Rural Team advised that the remaining land be self-promoted by the Trustees and Bidwells Planning drove this forward.


  • Successfully secured residential allocations in the South Kesteven District Council Local Plan (2011-2036) for two sites at Market Deeping

  • Successfully persuaded SKDC through the course of the EiP to increase one of the residential allocations from approximately 590 homes to approximately 680 homes based on masterplanning work prepared by UDS
