The Abbeyfield Society is a supported housing and care home provider with over 120 properties throughout the UK. As a number of properties were no longer viable in their current condition to be used as homes for the elderly, Bidwells was initially instructed to value one of the properties for sale.

 What we did

  • Provided an initial valuation of the property 

  • Advised the client on how to increase the likelihood of getting a high offer for selling the property, which involved considering its existing use, alternative uses and redevelopment potential 

  • Helped the charity achieve best value on the sale of the property

  • Assisted with building surveying and condition reporting, dilapidations negotiations, employers agent work, and planning and heritage advice 

  • Valued the properties

  • Managed the disposals procedure

Result

  • Thanks to the success of the project, Bidwells was instructed by the client to be their property advisor for future disposals

  • Over 12 years, 140 properties have been disposed of with a revenue of £76m geneated for the charity 

  • Optimum sale value for the properties sold

  • The client retendered in 2018 and Bidwells was reappointed 

  • The client appreciated the clarity of Bidwells’ advice, the responsiveness of our service approach and that we consistently obtained best value for the sale of their surplus properties

  • The money generated has been reinvested to modernise the client’s portfolio and provide facilities which meet modern day standards and maintain the demand for their service
