Bidwells was instructed to provide design, project management and contract administration advice to separate the this iconic central Milton Keynes building into two lettable areas to provide commercial use.

What we did

  • Provided design advice to separate the open plan first floor area into two commercial units for separate lettings 

  • Prepared a specification of works and all tender documents, drawings and pretender H&S pack before submitting it to local contractors for pricing 

  • Provided detailed analytical advice upon receiving the tender returns 

  • Advised on the most appropriate contractor for the contract 

  • Advised on the most appropriate procurement route to include a named sub-contractor for a new lift which would be procured by a separately appointed lift consultant

  • Managed the contractor on behalf of MKDP, issuing contract instructions, certifying payment requests and issuing practical completion once the works were complete 

  • Liaised with incoming tenants and advised MKDP on the implications of the tenant fit-out work


  • Project budget was not exceeded 

  • The landlord could start collecting rent on the demised areas once Practical Completion had been reached 

  • The tenants were able to commence their CAT A fit out promptly and thus begin trading 

  • The works facilitated a new development in the life-cycle of one of the most iconic buildings in Central Milton Keynes 

  • Further instruction received from MKDP to review the external building fabric and upgrade works
