SUSTAINABLE DEVELOPMENT

for PRIVATE LANDOWNER

Bidwells advised on achieving planning permission for 35 new homes applying the presumption of sustainable development in lieu of the council being able to demonstrate a five-year housing land supply.

 

What we did

  • Advised the landowner on entering an Option Agreement with a housebuilder
  • Instigated the submission of the planning application after an Appeal Decision Notice was published in the district confirming the council could not demonstrate a five-year housing land supply
  • Approved the planning application ahead of submission to ensure policy compliance and that the land value was maximised
  • Advised on the Appeal process including a hearing session with the Planning Inspectorate
  • Managed the sale on behalf of the landowner to CALA Homes

 

Result

 

 

 

 

 

  • Exchanged an Option Agreement with a housebuilder who bore all planning application costs and risk
  • Obtained planning permission for 35 dwellings via Appeal ahead of the site’s allocation in the Local Plan
  • Sold the site to CALA Homes for a price in excess of +£1,000,000 per acre
