Following on from the dilapidations process and subsequent refurbishment of the buildings, Bidwells advised on the likely works and expenditure required to maintain the building over the next 15 years.
What we did
Completed a detailed survey of the building, taking into account internal common areas, external building fabric, car park and hardstandings and building services comprising the 30,000 sq ft of the property.
Utilising our retained knowledge of the building, obtained through our involvement in both dilapidations and refurbishment works, we were able to establish the market costs of completing maintenance works on a year-by-year basis and uplift these in line with inflation to provide accurate future forecasting.
Compiled the report to group items into individual work packages e.g. so that all work at height could be completed as a single package in on year and therefore save on associated access costs
By forecasting over a 15-year period, the property manager has been able to set the buildings’ service charge at an appropriate level, which has prevented large credit and debit scenarios at year end
The building now presents well to tenants and has had 100% occupation since the process began
The report has been received as a useful tool to assist in the future ongoing management of the building
